Intelligent fitting machine can generate 3D model, which can help users try on multiple clothes at one time. Build a "financial space capsule" of the Bank to realize the free switching between self-service and manual service … Recently, the "black technology" unveiled at the second Digital China Construction Summit was refreshing.

The theme of this summit is "Cultivating new kinetic energy with informationization, promoting new development with new kinetic energy, and creating new glory with new development". During the summit, the National Internet Information Office released the Report on the Construction and Development of Digital China (2018). According to the report, the scale of digital economy in China reached 31.3 trillion yuan in 2018, accounting for 34.8% of GDP.

Behind a series of new figures is the vigorous development of digital China and its new changes and trends in government affairs, economic development and daily life. The construction of digital China, which has entered the fast lane, is profoundly changing the production and lifestyle of China people.

Digital government: big data solves "small troubles"

Digital government is the main battlefield to enhance people’s sense of digital acquisition.

Under the background of building a digital China, more and more cities have begun to promote the construction of digital government. Digital government is the product of the deep integration of public governance and digital technology. It is a government that speaks, manages, makes decisions and innovates with data. It is a demand-oriented and public-responsive government, and it is a powerful support for a powerful network country, a digital China and a smart society. "Run at most once", "Don’t meet for approval" and "Do it through one network" … Digital government uses big data to solve the small troubles of residents, making it easier for everyone to do things, and the people’s "sense of digital acquisition" is on the rise.

According to the 2018 United Nations E-government Survey Report, the online e-government service index of China ranks 34th, and the popularity of online services of China people has already led the world. Internet giants, including Alibaba, Tencent and Baidu, have joined the digital government market to help the government’s urban construction. And local governments are also accelerating the construction of local "digital government affairs" to provide more convenient and efficient services for the masses.

In late March of this year, illegal traffic payment in Fujian realized online payment. Car owners not only did not have to run the bank, but also could bind other people’s vehicles to help their families pay the fees. In just one month, 400,000 people have used this service. Fujian is also the first province in the country to handle traffic fines in different places in the province. Behind this is not only the innovation of Fujian traffic police department, but also the reform of non-tax revenue payment method by financial department. The relevant person in charge of the non-tax department of Fujian Provincial Department of Finance said: "Paying non-tax income is an important link in handling many government affairs, and whether the payment is convenient or not will directly affect the public’s satisfaction with government services."

In the aspect of handheld government affairs, the "Chongqing Express Service Platform" opened by the Chongqing Municipal Government has launched 564 government affairs services closely related to people’s lives, with an average daily volume of more than 100,000, and the total volume has exceeded 30 million, making it one of the provincial mobile government affairs service platforms with the largest number of online services, the widest service channels and the strictest efficiency supervision. "Internet+government service" is gradually becoming a way of life for people in mountain cities.

In 2018, the Jinan Municipal Government wrote a mobile phone application software named "Love City Network" into the local government work report. Provident fund withdrawal, social security inquiry, city-wide appointment registration, real-time bus inquiry … With nearly 100 services launched one by one, Jinan’s urban services are seamlessly connected with people’s lives, making life more convenient and comfortable. As of May 8, the number of users in Jinan has exceeded 4.1 million, that is to say, one in every three Jinan people handles affairs online.

From the data of Alipay platform, not only Zhejiang, Jiangsu, Shanghai, Guangdong, Fujian and other coastal areas are outstanding in digital government affairs, but also many mainland provinces are not to be outdone. Especially in Jiangxi, on the afternoon of November 12, 2018, Jiangxi government service "Fufutong" was officially launched. "Ganfutong" launched dozens of electronic documents such as teacher’s card, tour guide card and birth medical certificate on Alipay platform.

2018 is also a year of rapid development of the "One Netcom Office" government service applet. The "One Netcom Office" applet from 16 provinces and cities has settled in Alipay, with an access rate of 90%. The development of small programs provides a channel for "One Network Office" to reach users quickly.

It is worth mentioning that the people covered by digital government are not only young people. Hu Xiaoming, president of Ant Financial Services, gave an interesting example to illustrate that an 87-year-old professor from Tsinghua learned to write a thank-you letter after Alipay turned over the water, electricity and coal. He said that there are already hundreds of millions of people working on Alipay, and the oldest user is 95 years old.

Digital economy: "People-oriented" is really convenient.

"In 2018, the scale of digital economy in China reached 31.3 trillion yuan, accounting for 34.8% of GDP." This set of data released by the second Digital China Construction Summit shows that China has made remarkable achievements in the development of digital economy. It can be said that digital economy is gradually becoming the core driving force of China’s economic growth.

In 2016, the G20 Hangzhou Summit released the G20 Digital Economy Development and Cooperation Initiative, which pointed out that the digital economy refers to a series of economic activities with the use of digital knowledge and information as key production factors, modern information networks as an important carrier, and the effective use of information and communication technologies as an important driving force for efficiency improvement and economic structure optimization. The application of Internet, cloud computing, big data, Internet of Things, financial technology and other new digital technologies in the process of information collection, storage, analysis and sharing has changed the way of social interaction. Digital, networked and intelligent information and communication technologies make modern economic activities more flexible, agile and intelligent.

Undoubtedly, in the field of digital economy, China is at the forefront of the world. "The growth rate of China’s digital economy has ranked first in the world for three consecutive years". According to research and analysis by Shanghai Academy of Social Sciences, the digital economy in China has been growing rapidly in recent years, and it is predicted that the growth rate of China’s digital economy will remain at around 15% in 2019.

At the same time, the digital economy is gradually influencing and changing the real economy. Taking china state construction engineering corporation as an example, in recent years, China Construction has gradually integrated informatization with the traditional construction industry, and built a three-dimensional development pattern of "cloud+network+terminal". Make standard work flow, process work information, information work data and data utilization intelligent, and realize "digitalization, networking and intelligence" of the project site. In the construction of Xuzhou rail transit, the digital construction of the project has been realized, which has effectively controlled the quality, safety, progress and cost of the project. Among them, Xuzhou Metro Line 1 integrates information technologies such as GIS, VR, Internet of Things, mobile internet, big data, etc., purchases high-tech materials around the world, and successfully breaks through many technical difficulties.

Song Xuan, chairman of China Construction East China Company, said in an interview with this newspaper: "Infrastructure construction is the key link to strengthen and expand the real economy. Due to the rising costs of labor, resources and environment, the development mode driven by low factor costs is unsustainable, and it is necessary to change from factor-driven, investment-driven to innovation-driven Concepts and technologies such as digitalization, transparency, people-oriented and coordinated development will gradually be organically integrated with urban infrastructure and large-scale infrastructure construction and development, thus effectively promoting the construction and development of new smart cities. "

The continuous upgrading of consumption patterns has gradually become a new engine for the development of digital economy. In 2018, the e-commerce transaction volume in China was 31.63 trillion yuan, and the online retail sales exceeded 9 trillion yuan. Behind the massive data is the real pulse of the vigorous development of online and offline digital economy. In front of the booth of Shenlan Technology in the second Digital China Construction Achievement Exhibition, there was also an automatic vending cabinet using the latest hand pulse recognition system, which gave convenient shopping a new experience beyond "brushing face". The so-called hand vein is the venous vascular system 0.3 mm below the palm skin. Compared with fingerprint recognition or face recognition, it has higher confidentiality and faster payment than brushing face. In the future, these payment methods will gradually become the new normal in people’s consumption life.

Internet giants are also eagerly embracing the digital economy. Over the years, Alibaba has continued to support the development of the real economy with technologies such as the Internet, big data, cloud computing and AI technology. In order to solve the difficult and expensive financing problems of grassroots people, Ant Financial gradually "went to the grassroots level" and established a credit evaluation system based on big data integration, which provided better online credit resources for rural areas and small and micro enterprises. Nowadays, the digital economy has "flown into the homes of ordinary people", which not only brings immediate benefits to the people, but also greatly promotes consumption and injects strong impetus into economic and social development.

In addition, the rapid development of digital economy has also changed people’s payment methods. According to the data from Alipay, more than 95% of physical stores in Fuzhou have realized mobile payment, and the group of "coders" continues to grow. The so-called code quotient refers to small businesses that do business through QR codes. They not only collect money through Alipay, but also realize digital operation through QR code, and can obtain a series of services such as loans, finance, insurance and promotion.

"Digital China cannot be built without small and micro operators, who are important participants and co-builders of the digital economy. They can make the city life better and make the people feel happier. This group is the star of tomorrow and the source of vitality of China’s economy. They need to be concerned, respected and supported. " Jing Xiandong, chairman and CEO of Ant Financial, said that Alipay and Ant Financial should use technology to help small and micro operators catch up with digital express trains.

Digital life: the little assistant of thousands of families

"As of December 2018, the number of netizens in China reached 829 million, and the Internet penetration rate was 59.6%; On February 28th, China Internet Network Information Center (CNNIC) released the 43rd Statistical Report on Internet Development in China (hereinafter referred to as "Report"), as an official report published every six months, which is also a "big inventory" of the digital life of netizens all over the country.

According to the Report, as of December 2018, the number of online shopping users in China reached 610 million, with an annual growth rate of 14.4%. In 2018, the revenue of e-commerce platform in China was 366.7 billion yuan, with a year-on-year increase of 13.1%, which still maintained rapid growth. Among them, the platform revenue was the highest in the fourth quarter, reaching 114.7 billion yuan.

"buy buy Buy" is still expanding offline. As of December 2018, the number of mobile phone online payment users in China is 583 million, and the proportion of netizens who use mobile phone online payment has increased from 65.5% at the end of 2017 to 67.2%. In terms of cross-border payment, Alipay and WeChat payment have been accessed in compliance in more than 40 countries and regions respectively.

In addition, "obedient" household appliances, cars that can be driven without leaving home, and well-served artificial intelligence are coming into people’s lives, bringing practical fresh experiences. At present, artificial intelligence has gradually become a close assistant in people’s homes. Intelligent door lock, intelligent monitoring, intelligent curtain, sweeping robot … Smart home has solved many problems in daily life. Smart home is an intelligent control system, which uses comprehensive wiring, network communication, safety precautions, automatic control and other technical means to realize the integration of home facilities, thus building a safe, efficient and intelligent management system and creating a comfortable, comfortable and worry-free living environment for users. On the platform of smart home, people can realize remote control of home appliances, doors and windows according to their own needs, and can also make personalized settings according to their own hobbies.

In addition, digital life is gradually changing the medical industry. At the exhibition of the 2nd Digital China Construction Summit, Tencent displayed a digital product called "Looking for Shadows". The on-site staff told this newspaper that Tencent Yingying is a product that applies artificial intelligence technology to the medical field. Tencent must first carry out in-depth learning-through the study of desensitization case files in key departments of cooperative hospitals, accumulate diagnostic ability. Then AI (artificial intelligence) aided diagnosis can be carried out. The staff said that this is a "life-saving AI". Tencent took less than 4 seconds to screen an endoscopic examination, and the detection rate of early esophageal cancer was as high as 90%. The addition of AI has greatly improved the doctor’s reading speed, diagnostic efficiency and accuracy.

It is worth mentioning that digital technology has also extended to the catering industry. The new smart restaurant "Haidilao", a giant in the hot pot industry, introduced robot waiters, and a series of services were completed by robots, from ordering, serving and even singing birthday songs. After the customer selects the bottom of the pot and the side dishes through the iPad, the robot worker in the back kitchen of the restaurant will automatically put the rinse on the robot waiter, and then the robot will automatically identify and navigate to find the designated table number and send it to the guest’s table. Haidilao Smart Restaurant attracted the attention of a large number of diners and became a "online celebrity Store". Many people specially went to the store to experience "black technology". Some netizens commented: "The food delivery robot shuttles among diners, and it is still very wronged if it can’t get through the crowd. The bathroom also has an intelligent design. When you look up, you can see the exhaust system on the roof. After eating the hot pot, there will be no taste. " (Yang Junfeng Lin Wenmin Qin Si Ren Linzhi)

250,000 Huawei advanced intelligent driver+full set of HarmonyOS cockpit! How to choose R7 in the intellectual world?

There is a fact that Huawei’s smart driving and smart cockpit have now become the recognized benchmark in the industry. Have you noticed that many brands’ recent new cars will introduce themselves with the words "equipped with Huawei’s smart driving technology"? But the equally recognized fact is that Huawei’s own car’s ability in these two aspects is naturally the benchmark.

?

The above passage is actually not only to emphasize the current position of Huawei’s intelligent driving and intelligent cockpit in the industry, but also to make some necessary preparations for this car. Zhijie R7 is the latest work of HarmonyOS Zhixing, which is a medium and large pure electric SUV with a guide price range of 259.8-339.8 million. This car is basically one of the strongest levels of the current 250,000 class in terms of intelligent driving and intelligent cockpit.

?

So how should we choose this new car, which symbolizes the 250,000 class and may be the strongest intelligent level?

?

Zhijie is a cooperative brand of Huawei and Chery, and Zhijie R7 is the second model of this brand, and the previous model is aimed at sports medium and large cars. Compared with S7, which is positioned in a partial market segment, it is obvious that R7 is the main vehicle of the intellectual brand, so the intellectual community attaches great importance to R7. This of course means that the product strength of R7 must be very strong.

?

In fact, it is indeed true. This car belongs to all the configurations at this price. Huawei ADS3.0 advanced intelligent driving, the latest version of HarmonyOS cockpit and high-performance car are certainly its highlights. However, it is also unambiguous in size, with a length of 4956mm and a wheelbase of 2,950 mm. Although on the surface, the length of the car is less than 5 meters and the wheelbase is less than 3 meters, it can also be seen from the data that the interior space level of the R7 is basically the level of a large-sized medium-sized SUV with a length of 5 meters and a wheelbase of 3 meters.

?

Therefore, at the price of 250,000 yuan, this car basically meets the vast majority of people’s needs for a medium and large SUV. But what are the differences between its four versions?

?

Let’s talk about two "standard battery life" single motor versions. Their CLTC battery life is 667 kilometers, both of which are rear-mounted 292 single motors, all of which are 82-degree batteries, and the power consumption per 100 kilometers is also 13.1 degrees. Of course, the 800V architecture is standard for cars at this price. In addition, the R7 in Zhijie comes standard with adjustable suspension, and most other configurations, such as 259,800 Pro and 299,800 Max, are exactly the same. So you don’t have to bother to find different configurations.

?

The price difference of 40 thousand is actually reflected in one place: lidar, Pro does not have lidar, you may ask, it seems that lidar does not need 40 thousand now, right? However, compared with the traditional lidar, Max is more advanced in technology.

?

This lidar is self-developed by Huawei. It is a 192-line solid-state lidar with 1.84 million point clouds per second and a maximum detection distance of 250 meters. These are among the strongest levels in the field of automotive lidar today. Moreover, thanks to the blessing of lidar, Max’s intelligent driving system will be able to update more functions than the Pro version in the future.

?

So if you have a strong need for smart driving (the main selling point of this car is smart driving), we suggest that it is necessary for everyone to spend more than 40 thousand on the lidar version.

?

Next, there are two high-end versions of the R7 car series. These two versions, like the previous 667km Max, are full of blood (only Pro is not full of blood). The difference between these two versions is also very simple: a long battery life version and a high performance version. The 802Max version has the fiercest 802km battery life, while the Ultra version is the only dual-motor version (736km battery life) of the R7. They are all 100-degree batteries, 496 cars and 3.9 seconds.

?

Of these two versions, we actually recommend the 802Max version. After all, Zhijie R7 is not a high-performance SUV, and the power output of its dual-motor version can actually prove this. Therefore, it is more practical to pursue long battery life when the performance output of the dual-motor version is not the strongest at the same price.

When you see this, you may think that the guide price of the current intellectual R7 may not be so high, but don’t worry, there will be an extended-range version of the intellectual R7 in the future, and the extended-range version of R7 is actually the real car model of R7. The news we have now is that the extended version of R7 is expected to appear at the end of the year, so you can actually expect a wave of extended version of R7.

How Black Myth: Goku Goes to the Altar | Power Plant

Original, Zhang Yongyi, Power Plant

In the three years before "Black Myth: Wukong" (hereinafter referred to as "Black Myth") was officially launched on August 20, 2024, every year on August 20, the developer Game Science will release more about the game on the same day, and each time it will attract a carnival from the Chinese player community.

As a representative of the "Ninth Art", a good 3A game masterpiece does have the probability of becoming a cultural symbol similar to a classic movie or music: not to mention the Westward Journey theme with its huge influence on the Chinese cultural circle, and "Black Myth" has indeed given Chinese players a new look that they have never seen before in various real-world demonstrations and demos – a domestic 3A game masterpiece that is not a bluff and can actually be played. It has also received huge traffic dividends.

The huge popularity of "Black Myth" on social media has even made August 20 a time that game developers have avoided in the past few years: no one dares to go head-to-head with "Black Myth". A game producer from a listed company told reporters that two years ago, due to the release rhythm of game science, they chose to delay the original release of August 20 by a week, just to avoid the pressure of "Black Myth" to grab the headlines.

From this perspective, "Black Myth" has not yet been released, and it has established a kind of "grandmaster" status in the industry, which is the only influence in the history of Chinese games.

But only influence is obviously not enough for game science: although the three-day pre-sale sales of over 100 million yuan is already dazzling enough for domestic games, it is still far from the profitability of "Black Myth".

According to analysts estimate, "black myth" the entire R & D + promotion cost estimate has exceeded $100 million, according to the current "black myth" physical version of the price, the current 1.10 million reservation users can not even let investors including Tencent return, profit is far away.

In any case, "Black Myth" has already made a strong mark in the history of Chinese AAA game development: but what makes it more famous than sales or "China’s first Westward Journey-themed AAA game" may be that few games can achieve such a degree of controversy.

Traffic can bring more sales to Game Science, and sales directly determine how many investors in "Black Myth" are willing to continue to support the development of its sequel.

But in the Chinese Internet, "Black Myth" has stirred up enough traffic and controversy: various official marketing methods have also essentially promoted this force to gradually form a storm sweeping the Internet: every time there are various nodes, there can be many famous UP masters of B stations, holding magnifying glasses carefully looking for every detail in the picture to make an analytical video and feed it to the long-awaited audience.

Regarding these controversies, the game science officials have never made an official response, but a state of letting it ferment, which is considered by some players to be "fully committed to game development", but objectively such inaction has also caused the originally fragmented discussion space to be further impacted.

The "sudden death" of a game masterpiece with high hopes is not too uncommon news in today’s game development industry. This is also the story mode that is most suitable for current social media dissemination, and even this mode often makes a game truly in the center of social media attention.

"Cyberpunk 2077" is a classic example: after experiencing high expectations before the launch three years ago, and after the launch, the game experience was too poor to meet expectations, leading to word-of-mouth collapse, the developers continued to tinker within two years after the release to improve the overall experience of the game.

Even though the final answer sheet still did not meet the initial expectations of players, the word of mouth of the game has changed from "mostly bad reviews" to "rave reviews". Under the label "special reviews", 82% of the 650,000 reviews were positive feedback. Community Manager Marcin Momot expressed his support and gratitude to the players on Twitter: "We are very pleased that the latest review of Cyberpunk 2077 on Steam has received a lot of positive reviews. Thank you, really appreciate it!".

Lead designer Pavel Sasko also retweeted the tweet, expressing emotion: "This means a lot to me, I never thought it would reach this level. I always believed it was possible, but I didn’t expect to see it in person. Thank you again for this opportunity."

It seems that a happy ending has been reached, and few people will mention it again. Today’s version is still far from the effect of the original promotional video eight years ago.

But the situation before the sale of "Black Myth" is even more than that of "Cyberpunk 2077". On the Chinese Internet, there are even extreme fans who force famous people (most of whom are not even related to the game industry) to stand in line and publicly state whether they "support domestic games". This phenomenon is also one of the contemporary Internet surfing landscapes.

No matter what the final product of "Black Myth: Wukong" is, it cannot and will not be a "perfect story". There is a huge gap between the Chinese game industry and the world-class level in the content of 3A games, which determines that it is difficult to reproduce a story like "Three-Body Problem" that "single-handedly pulls Chinese science fiction to the world level" in the game industry.

At the time of writing this article, the news that another domestic 3A space shooter game "Boundary" is about to stop operating came: this is also a niche, but also high hopes of some players "domestic game light", in the development stage, there are many halo blessings including "selected by Sony China Star Works".

According to a statement released by Star Games, the publisher of "Frontier", the reason why the game decided to stop operating is that the development studio Lancet has not been able to make changes to various problems in the game after the game was officially launched, and has not made new game content in the past year, leaving the number of online players of the game "almost zero".

The former "domestic game light", which took seven years to develop, has been in operation for less than a year and has been mired in the whirlpool of competing interests of all parties, even Li Mingbo, the turtle game producer who left Tencent to found the Lancet start-up team.

This may indeed be a sobering story, but what is even more sobering is another story that has almost exactly the same starting point but different endings: Wang Xinwen, who also left Tencent to start a business, founded Lilith, and has now achieved earth-shattering wins globally, becoming one of the few gaming giants that can compete with miHoYo.

The decision to start a 3A game was a life-or-death choice in itself, and almost everyone who could make such a choice was blessed with a feeling. In the public interviews, it was not difficult to feel the feelings of the creators of game science: to create a wonderful Westward Journey world for Chinese players, or even to build a "Westward Journey Game Universe" similar to the Marvel Cinematic Universe, a good enough fascinating story is an inevitable prerequisite.

At the same time, "Black Myth" currently presents a sense of "pursuing the ultimate in all kinds of details" – not only the strongest art and image quality level in China, but also an action system that is not inferior in the world.

But even if you look at the world, few games have been able to take into account so many elements in the past. Game developers of all kinds will inevitably make trade-offs between various parts of the game during the game development process. From another perspective, this is also the process of injecting characteristics into the game.

Several players/media people who have participated in the trial play at multiple stages told the "Power Plant" reporter that although the various scene designs of "Black Myth" have been striving for the extreme, it may be because the domestic game development team is relatively less exposed to the development of high-image quality 3A games, and the priority selection of various elements in the picture is insufficient, resulting in the current recognition of the game screen is relatively low, so there is a lack of some unique iconic styles belonging to "Black Myth".

In addition, the development team of "Black Myth" is relatively inexperienced compared to international first-tier game manufacturers, and it is inevitable to convey to players from the details of the game. The current combat system of "Black Myth" is also relatively complicated. According to the development experience of similar works in the industry in the past, if such a choice can be perfected, it will undoubtedly create an epic work.

But for inexperienced teams, once they are out of control, it is easy to fall into the problem of "veteran players are fun to play, but new players have a long time to get started": For "Black Myth", which has been out of the circle and attracted a large number of so-called "outsiders" on social media, this is likely to be a serious problem that will lead to the rapid polarization of the game’s reputation after the game is released.

But now this expectation of "Black Myth" has been significantly disconnected from the ability of the development team. This decision to forcibly maintain the game’s expectations has further exceeded the risk of the entire project beyond the developer’s control: during this period, the game development team has to overcome various technical problems, which is even worse for the inexperienced game science.

For industry insiders, even if they are not worried about the quality of the final appearance of "Black Myth", they are all concerned about the various discussion environments surrounding "Black Myth": viewing the performance of "Black Myth" from the perspective of a "normal business game" is now even a luxury.

A "Black Myth" that was held up to the altar would eliminate the normal discussion space, and all reasonable doubts would be deformed in this vortex. Everyone had to be cautious in self-censoring their speeches to avoid stabbing other innocent people in this debate.

Now that "Black Myth" is about to be released, the market mood is hardly a healthy state: in an atmosphere where excitement and skepticism coexist, and both factions try to bring down the other by any means. Whether "Black Myth" finally achieves a result that exceeds everyone’s expectations and becomes the most successful work in the history of Chinese games in recent years, or the final quality of the game does not meet expectations, it is not a good development direction.

I just hope that if "Black Myth" really brings more than expected performance, please keep a rational discussion and leave enough room for reasonable criticism – the development team’s immaturity determines that this will never be a perfect work, and a lot of room for improvement means that the improvement of the game is also crucial to the subsequent sales/word-of-mouth of "Black Myth".

If "Black Myth" unfortunately does not live up to expectations, please bear with them. It remains one of the important explorers of the history of China’s AAA game masterpiece – the explorer itself has to bear the huge pressure of the unknown, just like the subtitle of the final promo, "Face Destiny".

The murder of the Changde Didi driver is in court today, and the family of the deceased: only murder for life

China News Service, Beijing, January 3 (Yang Yuqi) The Hunan "Changde Didi Driver Murder Case" that took place on March 23, 2019 continued to attract attention. Yang Mouqi, a 19-year-old boy, had suicidal thoughts due to pessimism and misanthropy. When he was riding a car on Didi Network that night, he stabbed the driver, Master Chen, 24 times for no reason, and then surrendered and was detained by the police.

A reporter from China News Service learned from Ms. Tian, the wife of Master Chen, that the case will be tried on the 3rd. Regarding the trial result, Ms. Tian said that only "murder pays for life". However, some lawyers have analyzed that the murderer has been identified as depressed and has surrendered, and is likely not to be sentenced to death.

  19-Year-old boy committed suicide

27 knives in a row killed Didi driver for no reason

On March 23, 2019, the then 43-year-old Master Chen drove a full-time online car-hailing in Changde, Hunan, as usual. But Master Chen did not expect that night to be the last time in his life.

At about 11 o’clock that night, Yang Mouqi, a 19-year-old boy who was a freshman at a university in Changde, booked Master Chen’s car through the online car-hailing software and was ready to go from Wuling District to Jiangnan District. However, at around 0 o’clock on the 24th, when the car arrived near the Changnan bus terminal on Dahu Road in Jiangnan City, when Yang Mouqi was about to get off, he suddenly took out a knife and stabbed at Master Chen.

27 consecutive knives, claiming the life of Master Chen, which is only five months since he became a full-time online taxi driver.

After the attack, Yang Mouqi got out of the car, took out his mobile phone and told his friends on WeChat that he had killed someone. Under the persuasion of his friends, Yang Mouqi came to the public security organ to surrender.

According to the police report issued by the Public Security Bureau of Dingcheng District, Changde City, Hunan Province, after a preliminary investigation by the public security organs, at around 0:00 on March 24, when getting off the bus near the Changnan Bus Terminal on Dahu Road in Jiangnan City, Yang Mouqi, who was sitting in the back row, took advantage of the driver’s unpreparedness and stabbed Chen several times, causing Chen’s death.

Why did a 19-year-old boy kill an unknown online taxi driver for no reason? On May 10, 2019, the Changde Dingcheng District Procuratorate released a specific notice on the case:

Since 2017, Yang Mouqi has had suicidal thoughts because he felt that his life was too dull and tasteless. In December 2018, he bought daggers and gloves online, but he never had the courage to implement them. At about 11 pm on March 23, 2019, Yang Mouqi temporarily decided to kill to test his courage and planned to return to Jiangnan City to implement it again. He made an appointment with the driver Chen on the online ride-hailing platform. In the process of waiting for Chen, he suddenly decided to kill the driver when he reached his destination and then commit suicide.

At 11:40 that night, Yang Mouqi suddenly stabbed Chen with a dagger before arriving at his destination, causing Chen to be stabbed in the neck, chest and other places. After contacting his friend WeChat, Yang Mouqi followed his friend’s advice and went to the local police station to surrender. Eventually, Chen died of heart failure due to a punctured heart.

On May 9, the People’s Procuratorate of Dingcheng District, Changde City approved the arrest of the alleged offender Yang Mouqi on suspicion of intentional homicide.

The victim, Master Chen, had a family of four, and the interviewee provided pictures

  Days can’t go back

"The pillar has fallen, it’s hard to raise two children"

"Later, there was the surveillance video at the time of the incident, but I didn’t watch it, I didn’t dare to watch it." Now, more than half a year has passed since her husband passed away, but every time she talks about it, her wife, Ms. Tian, still chokes up several times.

In Ms. Tian’s heart, her husband is a good man with a good temper and a good family. In early 2017, considering that the elderly in the family were elderly and the pressure on his wife to take care of the whole family was too great, Master Chen quit his previous job in Guangzhou and returned to his hometown in Changde to work as a driver in a courier company.

In order to supplement the family, Master Chen and his wife planned to continue to work as a ride-hailing driver after get off work to earn some extra money. In this way, in mid-2017, Master Chen took out a loan to buy a used car, started a side business of ride-hailing, and quit his job in October of the same year to become a full-time ride-hailing driver.

"In good times, I can earn 5,000 or 6,000 yuan a month, and my family’s life is a little better." Ms. Tian told the China News Service reporter that the family’s financial burden is not small. The eldest son was 17 at the time, and the youngest son was only 5 years old. His salary was only less than 3,000 yuan. Master Chen was the pillar of the family.

But now, the family’s financial support has collapsed. In addition to missing Ms. Tian, there are also her youngest son, who has not yet attended elementary school, and her eldest son, who is studying for a vocational high school. After learning of his father’s death, the eldest son gradually became taciturn and did not want to hear anyone talk about his father.

Today, Ms. Tian’s parents-in-law still live in the countryside. In order to ease the financial pressure, she moved out of the rental house where she had lived with her husband for 7 or 8 years and went to live with her sister.

"My sister doesn’t charge me a penny, and Lao Chen’s former friends often come to visit and give us some financial subsidies. I am very grateful to them. But days still can’t go back to the past," Ms. Tian said.

Appraisal certificate presented by the Public Security Bureau of Dingcheng District, Changde City, photo provided by the interviewee

The murderer was identified as depressed

The family of the deceased: only seeking the death penalty, but not optimistic about the outcome

Recently, China News Service reporters learned from the victim’s family, Ms. Tian, that she has received a subpoena from the Changde Intermediate People’s Court, which states that the case will be heard today (3), and the parties should go everywhere for the first court of the criminal trial of the Hanshou County People’s Court. Ms. Tian said she will attend the trial with her sister and her mother-in-law.

In fact, before the trial, Ms. Tian and others had attended a pre-trial meeting. At the meeting, Ms. Tian received a "Notice of Appraisal Opinion" issued by the Changde Dingcheng District Public Security Bureau, which showed that the appraised person, Yang Mouqi, was diagnosed with depression and had limited (partial) criminal responsibility for committing harmful acts in this case.

In the face of this appraisal certificate, Ms. Tian wrote an application asking the police to re-identify whether Yang Mouqi suffered from depression and his criminal responsibility, but it was rejected for insufficient reasons.

Changde Dingcheng District Public Security Bureau rejected the notice of re-appraisal, and the interviewees provided pictures

"In this way, I think the murderer may not be sentenced to death." Ms. Tian said she was pessimistic about the verdict. What also chilled Ms. Tian was that the murderer never apologized to her.

"After the accident, the Yang family only sent us 50,000 yuan for funeral expenses through the police, but they never expressed their apologies, and the procuratorate and the public security organ asked for compensation and would not be present." Ms. Tian told China News Service that since the incident, Yang Mouqi’s family has not visited or apologized.

At the same time, Ms. Tian told China News Service that she had previously proposed criminal incidental civil compensation to the other party, which totaled more than 800,000 yuan according to the compensation for personal death at that time. But after communicating with the court, she learned that the other party’s parents had no intention of compensation.

In addition, in response to the current online rumors that the murderer’s family had asked him to return 10,000 multiple burial expenses, Ms. Tian also responded to China News Network that this statement was untrue, and the other party did not ask for a refund of burial expenses.

In fact, in Ms. Tian’s heart, the amount of compensation is no longer crucial: "We just want the murderer to be sentenced to death, even if it doesn’t cost money." Ms. Tian said bluntly.

Master Chen took a group photo with his wife, Ms. Tian, before his death, and the interviewee provided pictures

  Lawyer:

The murderer is unlikely to receive the death penalty

On the one hand, the act of stabbing the victim 27 times to death for no reason, and on the other hand, there was a plot of surrender and was identified as depression. Fan Chen, a lawyer at Beijing Jingshi Law Firm, believes: "Yang Mouqi is likely not to be sentenced to death."

Fan Chen analysis believes that, from the results, Yang Mouqi has been diagnosed with depression, and in this case, he was found to have limited (partial) criminal responsibility for committing harmful acts. According to the provisions of the criminal law, he can be given a lighter or reduced punishment.

According to Article 18 of the Criminal Law of the People’s Republic of China on the "capacity of criminal responsibility of special personnel": Mental patients who have not completely lost the ability to identify or control their own behavior shall be held criminally responsible, but the punishment may be lighter or reduced.

"Obviously, according to the appraisal results, Yang Mouqi was found to have limited (partial) criminal responsibility when committing harmful acts, which meets the above legal requirements." Fan Chen explained, adding the circumstances of surrender, and if the family understands, the sentence can be moderately reduced.

But in Ms. Tian’s view: "Although he turned himself in and was diagnosed with depression, he still felt that this was not enough to mitigate his crime, and he also believed in the justice and fairness of the law." Ms. Tian made it clear that for today’s trial results, she only hoped that the murderer could be sentenced to death and executed immediately. (End)

Avita sales refreshed again? 7059 units delivered in January

Recently, Avita’s sales have continued to rise, and at the beginning of 2024, it once again demonstrated its strong strength in the field of smart electric vehicles. In just one month, Avita achieved a new breakthrough in deliveries, reaching 7,059 units, including 2,038 units of Avita 11 and 5,021 units of Avita 12. This achievement not only broke its delivery record in December last year, but also further consolidated Avita’s leading position in the high-end smart pure electric vehicle market.

In order to continuously improve the user experience and vehicle performance, Avita Technology announced on January 31, 2024 that it will fully roll out the OTA upgrade to all Avita users from now on. This upgrade covers Avita’s dual flagship products, which can better adapt the vehicle to various complex scenarios and bring users a more intelligent, convenient and comfortable travel experience. It is particularly worth mentioning that both Avita 12 and Avita 11 have upgraded Huawei DriveOne iTRACK technology, which makes the car more stable.

More specifically, Huawei’s DriveOne iTRACK technology realizes the intelligent leap of the powertrain through the "intelligent perception listening technology" and the "intelligent adjustment and twist technology" of the adaptive algorithm. This means that whether in the face of extreme weather conditions or complex road conditions, the Avita dual flagship models can respond quickly to ensure excellent driving performance and stability, which not only improves driving safety, but also greatly optimizes the user’s driving experience.

All along, Avita has been continuously paying attention to user requests and translating user feedback into actual product improvements through efficient OTA push. In the past year, Avita’s dual flagship products have undergone 10 OTA upgrades, involving more than 30 feature updates. These improvements cover not only smart driving, smart cockpit, etc., but also continuous optimization of vehicle performance. Perhaps it is this user-centric product development philosophy that allows Avita to continue to lead the smart electric vehicle market.

Chen Zhuo, president of Avita Technology, said at Avita’s "Meet the Moment" user meeting on February 6 that the company was deeply sorry for not delivering the vehicles to users in time. He revealed that due to the order volume of Avita 12 after the launch far exceeded expectations, the production capacity and preparation were insufficient. In order to meet user requests as soon as possible, Avita will use the Spring Festival holiday to work overtime to complete the adjustment and expansion of the production line, and strive to achieve the delivery target of 8,000 units in March.

Avita President Chen Zhuo’s commitment not only reflects Avita’s attention and response to user requests, but also shows its confidence and determination as an industry leader. Next, empowered by continuous technological innovation, product upgrades and customer-first service concept, I believe that Avita’s sales will increase again and reach a new height.

Guangzhou Automobile Science and Technology Day: Exposing Solid-State Battery/Intelligent Driving Technology without Map

[Interpretation of car home’s Fresh Technology] GAC TECH DAY 2024 was held grandly today. Compared with previous technology days, this event not only invited local media, but also invited a large number of foreign media to show the global audience the strong technical strength of China’s first-tier car companies. On this year’s Science and Technology Day, GAC released technologies such as all-solid-state batteries and pure visual intelligent driving without drawing. The media at the scene also have the opportunity to experience the city NDA navigation assistance function that will be listed soon and carried on Haobo HT. Let’s take a look at the details of these forward-looking technologies!

● Map-free pure visual intelligent driving technology

The theme of this Guangzhou Automobile Science and Technology Day is "Science and Technology Vision-See the World with New Vision". This theme is obviously to introduce GAC’s brand-new GARCIA intelligent driving system. According to the official, this new system is the first unmanned pure visual automatic driving system in China and will be fully mass-produced in the spring of 2026.

Driving without a plan has become a new industry trend, and all major first-line automobile brands in China are involved in this field. Intelligent driving without map, as its name implies, does not rely on high-precision map data, but only uses various environmental sensors equipped with vehicles to build maps, plan routes and make vehicle control decisions in real time. Abandoning high-precision maps is conducive to promoting high-order intelligent driving systems in different places more quickly.

Home of the car

The pure vision scheme is to get rid of sensors such as lidar, and only use the camera to identify obstacles around the vehicle, which provides reference for vehicle control decision-making for the intelligent driving system. The latest intelligent driving system of Tesla, which we are familiar with, adopts the pure vision scheme.

To realize the intelligent driving system without graph and pure vision, a powerful algorithm is needed as a technical endorsement. Guangzhou Automobile Research Institute has accumulated a certain amount of technology in this field, and relevant algorithms and technologies have been verified in some international competitions, winning the first place in the pure visual list of nuScenes Autopilot Test Competition in August 2022 and the first place in Argoverse 2 Motion Prediction Challenge in July 2023.

GARCIA’s intelligent driving system can not only perceive regular vehicles, pedestrians, riders and ice cream cones, but also identify irregular obstacles such as carts and animals.

Generally speaking, the environmental identification algorithm of GARCIA Intelligent Driving System has not opened a very big gap with the products of the first echelon of Intelligent Driving, and its toughness seems to be more reflected in information decision-making and execution.

Compared with the current mainstream design of intelligent driving system, GARCIA’s multi-target tracking and forecasting ability is expected to achieve stronger and better route planning ability. GARCIA intelligent driving system has learned a lot of driving data from experienced drivers, and is also familiar with the traffic regulations, which is expected to make the intelligent driving system achieve higher traffic efficiency while complying with the traffic regulations.

Home of the car

At present, the intelligent driving technology mostly calculates the optimal speed under a given route or the optimal route under a given speed. Facing the complex and changeable road environment, there is still much room for improvement in traffic game ability. The spatio-temporal joint planning technology can effectively improve the traffic game ability of intelligent driving system, thus achieving higher traffic efficiency and more comfortable ride experience.

Of course, the spatio-temporal joint planning technology needs to be used together with the ability of target tracking and prediction to have the effect of "1+1>2". The powerful traffic game ability brought by GARCIA’s intelligent driving system is worth looking forward to.

The former automatically labels the image data learned by the intelligent driving system, which greatly improves the efficiency and reduces the cost compared with manual labeling. The latter uses a generative AI model such as Stable Diffusion to generate diverse image data for the intelligent driving system to learn, which improves the recognition ability and accuracy of the system.

According to the planning of GAC, GARCIA’s intelligent driving system is still about two years away from mass production. What will be the field of intelligent driving after two years? I don’t think anyone can accurately judge, but it is foreseeable that some advanced designs of GARCIA’s intelligent driving system are made for the next round of intelligent driving competition. I think competitors must have laid out relevant technologies in private, so only time can give an answer.

There is a "online celebrity" skating rink hidden in the beautiful scenery of the summer resort.

In chengde mountain resort, the Lake Saihu is beautiful in winter, and an ice rink "hides" in the quiet and beautiful scenery. This ice rink was established spontaneously by local citizens who love ice and snow sports in the early years. Every winter, it attracts many sports teams and citizens to come for training and play, and becomes the punching place for "online celebrity". In recent years, Chengde City has made use of abundant ice and snow resources to develop the ice and snow industry and promote the development of ice and snow sports. This ice rink has been built as an important venue for the local ice and snow sports.

Adjusting housing prices in first-tier cities or building houses owned by state-owned enterprises will help to retain talents.

This year’s two sessions, real estate regulation is still a hot topic. Various localities have also adopted housing policies to attract talents. Collective construction land to build rental housing and state-owned enterprises to use their own land to build affordable housing have all targeted the housing problem of employees, achieving "job-housing balance" and retaining high-end talents. The Beijing Youth Daily reporter interviewed two members from the economic sector and the non-partisan sector, respectively, on these issues.

Zhao Song, member of Chinese People’s Political Consultative Conference and director of Land Price Institute of Land Survey and Planning Institute.

Building houses owned by state-owned enterprises helps to retain talents.

It is a very correct orientation to establish a long-term mechanism in the real estate field. We should comprehensively consider the land supply system, the real estate development and sales system, and the financial and tax systems. The long-term mechanism can guide the market to a healthy and stable development path. It will take time for the long-term mechanism to play a real role, which requires both the running-in and improvement of the system and the self-adjustment and repair of the market under the new mechanism.

  ■ Market regulation ■

Purchase restriction has not changed the relationship between supply and demand in the market.

Beiqing Daily: What control measures have been taken by all parts of the country to the real estate market, and what changes have taken in the real estate market?

Zhao Song: The changes in the real estate market in the past year, whether it is the stabilization of housing prices in first-tier cities, the decline of growth rates, or the rapid rise of some emerging hot cities, are generally the effects of "anti-overheating" and "destocking" control measures. In specific operations, administrative measures have played a more important role, such as restricting purchases, sales and loans, which have indeed had an immediate impact on curbing the heat of market transactions, while the price limit policy has directly suppressed the price signal in the first-hand housing market, but it has not yet formed a new relationship between market supply and demand, and high demand momentum still exists. The spillover of demand from first-tier and hot-spot cities, combined with the continuous easing policies in most areas, has caused some second-and third-tier cities to accelerate their rise.

Housing prices in first-tier cities may be adjusted at a high level.

Beiqing Daily: What do you think of the overall real estate market in 2018? Under the intensive real estate control measures, what kind of situation will the first, second, third and fourth tier cities present?

Zhao Song: At present, the situation of high-pressure regulation and control in the real estate market will not be relaxed. Therefore, in this first-tier city and second-tier hotspot city, the overall housing price may remain relatively stable on the basis of last year, forming a high-level adjustment trend, and some cities still have room to fall back.

Beiqing Daily: What about the third-and fourth-tier cities that saw a big increase last year?

Zhao Song: Some cities with good infrastructure conditions, rapid economic development and obvious population growth have strong internal support for rising housing prices. However, there are also some cities that have risen too fast in the early stage. Without the support of effective demand, such as the infrastructure can’t keep up and the population flows out, there will be greater risks. I don’t think those speculative housing prices will last long.

Long-term mechanism should replace emergency measures

Beiqing Daily: Last year, an important feature of real estate regulation and control was "policy by city". Will this policy last forever?

Zhao Song: In the past two years, the effect of "city-based policy" in real estate regulation and control is still quite obvious. In the past, regulation was across the board, which caused some policies to fail to achieve the expected goals. Therefore, in recent years, the policy of Yincheng has been proposed. The participation of land in real estate is mainly reflected in land supply. In cities with large demand and rapid housing price increase, the land supply should be appropriately increased. For those with serious inventory, the land supply will be reduced.

Beiqing Daily: The central government has proposed to establish a long-term mechanism for real estate regulation. What do you think of the construction of a long-term mechanism?

Zhao Song: It is a very correct orientation to establish a long-term mechanism in the real estate field. In the past, our control measures were all emergency, which could not solve the fundamental problem. To establish a long-term mechanism, we should comprehensively consider the land supply system, the real estate development and sales system, and the financial and tax systems. The long-term mechanism may not have an immediate effect on controlling housing prices, but it can guide the market to a healthy and stable development path. It will take time for the long-term mechanism to play a real role, which requires both the running-in and improvement of the system and the self-adjustment and repair of the market under the new mechanism.

  ■ Collective land ■

The diversion part of collective construction land is just needed.

Beiqing Daily: At the beginning of this year, the Ministry of Land and Resources approved 11 cities including Shenyang and Xiamen to use collective construction land to build rental housing. Together with Beijing and Shanghai, which are being piloted, 13 cities have been piloting this new policy. Can building rental housing with collective construction land alleviate the problem of high housing prices?

Zhao Song: I think this is a good direction. Allowing collective land to build rental housing into the market is a measure to realize multi-agent supply and multi-channel guarantee. However, we can’t expect it to solve the problem of short supply in the real estate market at once. It can only be said that in some areas, it can divert some rigid demand and relieve market pressure.

Beiqing Daily: In what way should farmers’ interests be protected when collective land is used to build rental housing?

Zhao Song: First of all, collective economic organizations are voluntary, and farmers can’t be forced to take out land for renting houses in order to complete the pilot task; The second is to do a good job of research in the early stage, choose areas with needs, such as industrial parks and development zones, and rent out houses so that farmers can make profits collectively; Some places also adopt the practice that the government rents it wholesale according to the market rent level and then rents it to specific tenants, which also reduces the operational risk of collective economic organizations.

The new measures will help state-owned enterprises retain talents.

Beiqing Daily: Last year, the Beijing Municipal Commission of Housing and Urban-Rural Development issued a document encouraging state-owned enterprises to use their own land to build affordable housing, and other hot cities also had some related pilot projects. What changes will this bring to the housing market?

Zhao Song: This is also the idea of multi-agent supply and multi-channel guarantee. This is of great help to solve the housing problem of employees of state-owned enterprises, especially the housing problem of young employees, and helps state-owned enterprises to retain talents. Now many places, especially some second-tier cities, are fighting for talents. If their housing problems can be solved, the battle will be won by half.

  ■ Land supply ■

The reasons for the "auction" of land transfer are complicated.

Beiqing Daily: In the past two years, the phenomenon of land "bidding, auction and hanging" often appears at high prices. Some people say that behind high housing prices is actually high land prices. What do you think of this phenomenon?

Zhao Song: Who pushed and pulled the house price and land price? This is a long-standing debate. Theoretically, the demand for land is derived demand, and the price expectation of products formed on the land determines the land price that people are willing to pay. In reality, they are interactive. As for who played the main role? This needs to be analyzed in combination with the specific market environment. In a seller’s market, no matter how high the developer gets the land, that is to say, how high the cost he invests, he will definitely pass this cost on and seek profits. However, if it is a buyer’s market, for example, when the inventory in some places was serious a few years ago, the house could not be sold, and the land would be auctioned off.

Beiqing Daily: Under the background of strict regulation and control, some first-tier cities have experienced the phenomenon of land auction. What do you think? Does it mean that the real estate market has shown signs of reversal?

Zhao Song: The reasons for the auction are more complicated. I think it is necessary to analyze the specific plots. The auction of some plots may be due to insufficient demand in the market, the expectations of real estate developers for the future have fallen, and the willingness to buy land has declined, leading to the auction; Sometimes it may be that the conditions given by this land are too harsh, which should be analyzed in detail.

Member Chinese People’s Political Consultative Conference and Director of Land Use Management Department of Ministry of Land and Resources Liao Yonglin.

Enterprise dormitory can reduce the living cost of workers.

Many cities attract talents by providing preferential housing conditions. Rent is a very important part of production factors. If workers are provided with housing or rental subsidies, their living costs will be reduced. Rental housing built on collective construction land in Beijing solves the housing problem for makers, and gives a lot of rent subsidies, which actually reduces the price of factors and is more competitive for enterprises in attracting talents.

  ■ Market regulation ■

Real estate regulation needs a multi-pronged approach

Beiqing Daily: What do you think of the problem of excessive housing price increase in the past year or two?

Liao Yonglin: House price is just a representation. Price is the expectation of both the supply and demand sides for the future, and it is a result. We should adjust the relationship between supply and demand to change people’s expectations. For example, rent and purchase are now advocated, and local governments have introduced measures to protect the interests of renters, so that ordinary people can enjoy the same treatment when renting houses. Public rental housing and low-rent housing that we are actively promoting now, including rental housing built on relatively new collective construction land, are all working in this direction.

Beiqing Daily: Real estate regulation is still a hot topic this year. Can the house price be controlled this year? Do you have any suggestions for this piece?

Liao Yonglin: The central government has made it very clear that "houses are for living, not for speculation". Real estate regulation needs a multi-pronged approach, and it is impossible to "win with one stroke". It should include comprehensive measures such as land supply, finance, taxation, etc. We must design the system based on the residential characteristics of the house, improve control, and classify regulation. It is different in large, medium and small cities, and it is different in first, second and third tier cities. At the same time, strengthen the two-way adjustment of supply and demand, and explore the multi-land supply mechanism of real estate.

The key to controlling house prices lies in controlling expectations.

Beiqing Daily: What are the effective ways for local governments to solve the expected problem of high housing prices?

Liao Yonglin: Shanghai’s leased housing plots and Beijing’s shared property houses are all effective explorations in this regard.

There is also the rectification of developers and real estate agents. In some places, developers engage in "hunger marketing". Obviously, there are many houses, but they have to create an illusion of shortage. Now local governments have stepped up their efforts in this regard, which has had a great impact on market expectations.

Beiqing Daily: What do you think of the emergency real estate control measures in various places, including administrative measures such as restricting purchases, loans and sales?

Liao Yonglin: This is a practice of stopping bleeding first. Ultimately, it is necessary to establish a long-term mechanism in the real estate market to solve the problem. The long-term mechanism should include land supply, taxation, finance and other factors. Of course, government supervision cannot be absent.

  ■ Collective land ■

Workers’ dormitory reduced the factor price.

Beiqing Daily: The Ministry of Land and Resources has approved 13 cities including Beijing, Shanghai, Hangzhou and Xiamen to use collective construction land to build rental housing. What is the original intention of these urban pilot projects with prominent contradiction between housing supply and demand? Can this contradiction between supply and demand be alleviated?

Liao Yonglin: In fact, real estate can be divided into two parts, one is for residence, and it is a consumer product, which is closely linked to income. There is also industrial land and commercial real estate, which belong to production factors. Rental housing should be somewhere in between. Solving the housing problem of the labor force is also a problem of high factors. To put it bluntly, people work and live in the city. Without a house, he wants to rent a house, and the rent is high, so the salary must be high, otherwise people will leave.

Beiqing Daily: Beijing piloted the construction of rental housing on collective construction land earlier to solve the problem of collective dormitory for enterprise employees in industrial parks, and at the same time, it was aimed at security guards, domestic workers, couriers and other service groups. In order to solve the housing pressure problem of high-tech talents, Zhongguancun used collective construction land to build rental housing to carry out a pilot project of public rental housing for makers. Maker Tenant enjoys 50% rent subsidy from Haidian District, Beijing. What do you think?

Liao Yonglin: Many cities attract talents by providing preferential housing conditions.

If the job advertisement says that housing is provided, then its salary can be lower. If not, I’m sorry, then the salary will be higher.

The government vigorously promotes the construction of rental housing.

Beiqing Daily: What do you think of the current problem of high housing prices? There is a voice that high land prices are behind high housing prices, because most of the housing prices are land prices, and the construction and installation costs account for a small proportion. What do you think of the frequent occurrence of "high-priced land" in the land market and the problem that "flour is more expensive than bread"?

Liao Yonglin: Whether the high housing price is cost-driven or price-driven, this is a chicken or egg problem, and there will never be any result. Market economy is to buy production factors after the price of supply and demand is accurate. If the cost determines the price, it is not a market economy. Now it is always said that "flour is more expensive than bread", in fact, developers will not do business at a loss. The problem now is to solve the problem of housing price expectation and realize the price balance between supply and demand. Now the government is vigorously promoting the construction of rental housing, especially advocating the right to rent and purchase, and establishing a long-term mechanism for real estate, which is to solve this expected problem.

  ■ Land supply ■

The design of "multi-subject land supply" system should keep up

Beiqing Daily: Since last year, the central government has repeatedly proposed to speed up the establishment of a "multi-agent supply, multi-channel security, and rent-and-purchase housing system". Does multi-subject land supply mean a breakthrough in the existing "bidding, auction and hanging" system of commercial housing land supply?

Liao Yonglin: Actually, China’s real estate industry was originally a multi-subject land supply, and later it moved towards a single subject land supply. However, there are many problems in supervision in this way. In terms of economic value, the highest urban construction land is real estate, followed by industrial land, and the worst is infrastructure land. If the rush to engage in real estate will be chaotic, what about the infrastructure? Multi-subject land supply later became a single subject land supply, but in this mode, the government monopolized the land, and some local governments often did not take the initiative to supply land in order to raise land prices.

Now we advocate multi-agent land supply, but we don’t simply go back to the past, but we must keep up with the system design and supervision, so as to solve the possible problems of multi-agent land supply and the problems of single agent land supply.
