In 2011, Ms. Xu bought a house in the second phase of Yulong Bay Yuyuan Community, but when the real estate license was not issued, she resold the house and signed a contract. When the real estate license was issued, the house transfer procedures were completed.

"All three short messages start with 001, and the phone number sent each time is different, so I dare not click on the above website at all, for fear of fraudulent short messages.   Out of caution, Ms. Xu first went online to check whether there was any fraud information in this regard. After confirming that there was no, she called the phone in the text message to ask about it. It turned out that the other party was Beijing Shangde Law Firm, entrusted by Linyi Branch of Guangzhou Longneng City Operation Management Co., Ltd., and sent a lawyer’s letter to Ms. Xu.

  According to the lawyer’s letter, Ms. Xu owes 389.77 yuan to the Yuyuan Community in Yilongwan, including 81 yuan for garbage removal and 216.05 yuan for water. Ms. Xu also told the reporter of the public network that after the house was sold, the property in the former Yuyuan Community of Yilongwan once called her to collect the property fee. At that time, she had told the property that the house had been sold. Now the property has been replaced by Linyi Longneng Property, and a lawyer has been entrusted to send her a lawyer’s letter.

  "The house has been sold for six or seven years, and the cost is not what I owe." Ms. Xu said that the house was resold many times before and after, and she didn’t know who owed the property fee. Linyi Longneng Property sent a lawyer’s letter directly without confirming it to her. Mr. Liang said that because the project of Yulong Bay Yuyuan Community has been withdrawn, the community no longer belongs to Longneng Property Management.
